What the number does not tell you

The stress test does not change what you pay: it checks whether you could hold on if rates rose two points at renewal. OSFI requires qualifying at the higher of the contract rate plus two points or a 5.25% floor, in place as of June 2021. In practice your file is assessed on a payment you will not make — and that hypothetical payment sets your maximum price.

One exception is worth knowing: since November 2024, transferring an insured mortgage to another lender at maturity on unchanged terms no longer requires re-passing the test. A borrower who would fail the test today can still shop their renewal. Many do not know this and accept their bank's offer believing they have no choice.
