What the number does not tell you
Your lender will send an automatic renewal offer, often a few weeks before maturity. It is almost always their posted rate, not the one they would grant a client who shops around: signing it without comparing is the costliest decision in a mortgage file. The gap between the automatic offer and a negotiated rate is measured right here: enter both, and the difference over the term shows in dollars.
Renewal is also the only moment when you can change lenders without penalty. Since November 2024, transferring an insured mortgage on unchanged terms no longer even requires re-passing the stress test. The table above shows what your payment becomes if rates move before then: that is the question to ask before choosing your term length, not after.
