The Prospero team


Short answers, before the first call.
For a standard residential file, the lender selected pays the broker a commission. No fee is charged to the client, and the rate obtained is not marked up.
A single credit check is done, and it is used for all lenders consulted — rather than a separate check per institution if you shop around yourself.
At least 5% on the portion up to $500,000, then 10% on the portion between $500,000 and $1.5M, and 20% above that. Below 20%, an insurance premium is added to the loan.
Lenders qualify a file at a rate higher than the contract rate: the contract rate plus two percentage points, or the floor rate set by the Office of the Superintendent of Financial Institutions, whichever is higher. The actual payment remains based on the rate obtained.
The file usually takes longer to document — two years of notices of assessment and financial statements are typically requested — but remains a normal file for a broker.
Timing varies by broker and file; a pre-approval usually takes 24 to 72 hours once documents are received.
